Before anyone steps through your doors, your parking lot has already told them a story. In South Jersey, we see the same eyesores over and over: dark, shaded patches under trees; slick, damp corners; grime hugging curb lines; filth collecting behind buildings; and heavy buildup around dumpsters. Add in stubborn oil and grease drips from vehicles along with iron and rust stains caused by well water and sprinklers, and that first impression quickly turns from welcoming to worn down.
We are Riptide Pressure Washing, a fully licensed and insured exterior cleaning company serving Gloucester County, NJ. Our parking lot and garage cleaning is for commercial properties that need their concrete to look professional and to reduce slip-and-trip risk on walkways, sidewalks, entry pads, dumpster pads, drive lanes, and garage-adjacent concrete. We also serve the surrounding South Jersey counties, like Camden and Salem, when it fits the job.
Don’t let stains and buildup define your property’s first impression. Contact us today to schedule your service and see the difference a spotless surface can make.

Pricing is primarily based on square footage and site conditions. For concrete cleaning, a typical baseline reference is around $0.18 per sq ft, but the final quote depends on what we see on-site and how the site is set up.
Other pricing factors for parking lots and garages include:
These variables help determine the time, equipment, and treatment approach needed to do the job right.

We only run promotions that match what we are actually offering at the time. Availability changes, so we confirm eligibility when you call.

Concrete is the most common flatwork we clean. We start with a pre-treatment using sodium hypochlorite (SH) + surfactant + water. That mix is our bread and butter because it helps loosen organic growth before we ever rely on pressure.
After pretreatment, we clean large areas with a rotary surface cleaner to ensure uniform results and avoid striping. Then we rinse and spot-check, touching up anything that needs it. If growth is deeply embedded in pores or grooves, we may apply a post-treatment based on the condition.
We can clean pavers using the same core process: pre-treat, surface clean, and rinse. Paver sealing is separate and not automatically included. When sealing is selected, it is a two-day process in which we remove joint material, add polymeric sand, and apply a sealant if chosen.
We will not apply SH to asphalt because it can discolor it. On mixed-surface sites, we adjust our approach and chemical choices to avoid discoloration.

We are fully licensed and insured. Commercial clients often request a Certificate of Insurance, and we can provide one upon request. Some HOAs and property managers require vendor onboarding before work begins, and we work within those requirements.

We differentiate ourselves from the “guy in a truck” setup by how we run jobs. We use professional equipment, show up with professional crews, and have a uniformed team on site. That consistency matters when you are managing a commercial property and need predictable service.

If customers or tenants are present, we cone off areas for safety. If hoses have to cross a walkway, we use mats to reduce trip hazards. We also coordinate in advance when vehicles need to be moved so we can clean the right sections without stop-and-start delays.

We send quotes through Jobber by text and email. With our Jobber plan upgrades, follow-ups can be automated if a quote goes unaccepted, and morning-of service reminders can go out as well. After the job, we follow up to confirm everything looks right. The goal is clear scheduling and fewer missed connections.

We primarily collect reviews through our Google Business Profile. We have almost 150 Google reviews, and we direct most review requests there.

We explain how square footage, condition, access, stains, and water supply affect the quote. If a site needs water hauled in, we discuss the cost impact before scheduling the job.

Commercial estimates are often in person because access and planning matter. We look at which areas need to be cleared of cars, where cones and hose mats will be needed, and whether any concrete is already crumbling. We also evaluate water supply and talk through COI needs or vendor onboarding if the property requires it.
We coordinate the schedule around your operations when needed, including early mornings, weekends, and after-hours. For apartment complexes, tenant notices are typically handled by the property manager.
When we arrive, we take a lap around the property and address concerns before starting. We cone off work zones as needed and use mats over hoses in walkways to reduce trip hazards.
We apply our core pre-treatment mix of SH, surfactant, and water to loosen organic growth and grime. This step helps reduce reliance on aggressive pressure.
We run a rotary surface cleaner over large flatwork to clean evenly and avoid striping across wide areas like drive aisles, entry pads, and garage slabs.
After surface cleaning, we rinse thoroughly and spot-check the area. If anything needs attention, we address it before we wrap up.
If the surface is severely neglected or growth is embedded in pores and grooves, we may apply a post-treatment based on the concrete’s needs.
Oil and grease removal is a special request and is included in the quote when requested. Depending on severity, we may need to rent hot water equipment to improve results.
For drive-through or gas-station-style areas where runoff matters, we plan for containment as required. The approach we have discussed is to block off areas with sandbags and then manually remove or suction water as needed. We do not currently offer a full vacuum reclamation system as a standard, and we have discussed adding one as these job types increase.
If someone is on-site, we confirm satisfaction before leaving whenever possible. After the job, we follow up by text or email to confirm everything looks right and request a review, primarily on our Google Business Profile.
We operate with a 100% satisfaction approach in how we run jobs. That means we confirm the result when possible, then follow up by text or email to make sure everything looks right.
Organic regrowth and re-soiling depend on shade, moisture, and environment, so results and maintenance needs vary by site.
